Over the past two years, Hellenic Properties, a real estate investment and development firm with a focus on Greece, has successfully made property investments totaling €135 million. This achievement brings the firm’s total investment history to €200 million, spanning 14 projects. In collaboration with Vamare Investments Group, a Greek family office, the company is setting its sights on expanding its portfolio to surpass €500 million in Gross Development Value (GDV) by the year 2030.
The company’s diverse portfolio features hospitality, office, and residential properties situated in prime locations across Greece. Notably, Hellenic Properties’ current investment pipeline is valued at over €130 million, with hospitality projects comprising a significant portion. To fuel its investment activities, the firm has secured €66 million in debt financing from prominent Greek lenders. It has already completed five project exits, achieving an average equity multiple of 2.15x, and anticipates completing three more exits by the end of 2026 as part of its strategy to recycle capital and broaden its portfolio.
Looking ahead to 2026, Hellenic Properties aims for its leasing portfolio to generate around €4.1 million in net income, alongside an ambitious forecast for an average project-level leveraged internal rate of return (IRR) of 22.9%. As part of its ongoing expansion efforts within the hospitality sector, the company has entered into an agreement to acquire its third hospitality asset on mainland Greece, bolstering its ambitions to create a more substantial hospitality investment platform.
Under its strategic plan for 2027 to 2030, Hellenic Properties intends to shorten its average investment cycle to under 3.5 years. The firm also plans to expand its network of family-office and institutional investors while leveraging technology-driven portfolio management to enhance operational efficiency. The company’s strategy will emphasize disciplined risk management, sector diversification, new acquisitions, and more efficient capital recycling as it strives to achieve its €500 million GDV goal.
